A hybrid application to build up to 250 homes in Lower Bartle has been given the green light.
The development will be on a 7.31 hectare site located to the south side of Bartle Lane and west of Sandy Lane.
The outline plans for 195 homes and full planning for 55 homes have both been approved by Preston City Council.
Permissions have been granted subject to a Section 106 obligation being secured – providing 30 per cent affordable housing, and a financial contribution towards the East-West Link Road.
The 55 homes, as part of phase one of the development will be accessed from Bartle Lane, delivering 16 affordable homes.

Out of the 195 properties, 59 homes will be affordable, with access from Bartle Lane through phase one.
The proposals include details of an off-site footpath which would be provided along Bartle Lane and Sandy Lane to connect the application site into the existing footpath network on Sandy Lane.

Developers Hollins Homes, are also willing to pay a financial contribution to transfer land on the south east of the power lines to the Council for the future development of linear/metropolitan park as shown on the North West Preston Masterplan.
The report submitted to the planning committee, by the Director of Development and Housing, said: “The proposed development would not have any unacceptable impact on visual amenity or residential amenity.
“The proposed dwellings would be energy efficient and electric vehicle charging points would be provided. These benefits weigh in favour of the application.”
