Plans to convert a former doctors surgery in Ribbleton into new shops and flats have been submitted to Preston City Council.

The proposal in 215-217 Ribbleton Lane, seeks for change of use from offices to a retail facility on the ground floor.

Plans also include the conversion of the first and second floors into a seven bedroom house of multiple occupation (Sui Generis) with internal and external alterations.

The planning statement prepared by Castle Homes Estates and Property Services states the site area is in a convenient place and is largely mixed‐use in nature with ground floor commercial and residential in the form of flats or HMO.

The agents said: “The site is considered to be within a highly sustainable location within the city and therefore within walking distance of shops, services, public transport and areas of employment.”

The small changes planned to the front of the building include the introduction of an additional entrance door and alterations to the size of the existing shop frontage window to accommodate this door.

Minor changes to the rear include the addition of a small window. The development also proposes changes to the roof with four electrically powered coated aluminium roof lights, to provide natural light and ventilation to the occupants.

Access to the property will be via a security intercom system on a front new door for the residents. The front central entrance will remain to serve the occupants of the commercial ground floor unit.

The proposed scheme is to be a car free development whilst an access passageway would be built to the rear of the property.
