Work is shortly due to begin on converting a former Post Office sorting office into luxury apartments.
Planning permission was granted to The Heaton Group for the building in West Cliff off Fishergate Hill.
Private terraces, roof gardens and ‘luxury finishes’ are promised in the £5.9million redevelopment.
Pictures released show how the grade-II listed building, built in the 1820s, will look when finished.
31 apartments, varying from one, two and three bedrooms, are being made inside the currently abandoned building and a new extension added on the back.
A spokeswoman for the Heaton Group said they would be working closely with Preston City Council to ‘ensure the original building is sympathetically restored and converted’.
They have recently finished renovating The Victoria in the centre of Wigan.

The flats are due for completion in December 2018, and all come with a secure parking space.
