Plans for a long-awaited redevelopment of the former Cottam Brickworks site have been lodged.

Costing upwards of £80 million the Cottam Hall site will create a new district centre with a major supermarket at the heart of the scheme.

De Pol planning consultants have put in plans for the 13.85 hectare site and it includes a supermarket, pub, restaurant, petrol station and creche.

The masterplan also shows a health hub is to be included which could accomodate a GPs surgery and pharmacy.

Planning permission is already in place for a supermarket, offices and up to 206 homes in Cottam.

Marco De Pol, managing director of De Pol Associates, said: We have been advising Cottam Hall Properties for a number of years on planning matters relating to the redevelopment of the Brickworks site.

“Following significant investment and commitment to the site, Cottam Hall Properties has asked us to submit the plans for the new District Centre and they are now in front of the city’s planners.

“The developers have had a great deal of support for the scheme from the community and it is hoped the plans will be welcomed by Preston City Council.

“The local authority has designated the site as a new District Centre to serve the north west area of Preston in its emerging Local Plan.”

A consultation event was held in January in Ingol to sound out local residents views about the Cottam Hall plans.

Ian Rankin, director of Cottam Hall Properties, said: “Shops and amenities, such as the ones we are proposing, are sorely missing from this part of Preston.

“Our vision is that this will be a very complete development, well served by public transport. Sustainability has been a key priority in our thinking.”

In November the Cottam Hall plans had wobbled as the city council considered proposals for a new supermarket in Fulwood at the Eastway Hub.

These plans were thrown out by councillors partly because of Cottam Hall’s concerns this would spark too much competition for shoppers in the North West of the city.

The full plans are available to view on the city council website.
